Writing an offer is one of the most meaningful moments in your home buying journey, and it should feel informed, steady, and strategic, not rushed or overwhelming. Whether you're buying your first home or you’ve been through this before, understanding what happens behind the scenes can make this step feel much more approachable.

Here’s how I guide you through the process and how we position your offer in the strongest way possible.


Understanding value before we write

Before we ever write an offer, I help you understand the value of the home. We’ll look at recent comparable sales, current competition, market trends in that neighborhood, and any details that may influence pricing.


This isn’t about memorizing numbers or predicting the market, it’s about helping you feel confident and informed so your offer reflects both your goals and the home’s true value.


How we position your offer

A strong offer is about more than price. It’s about alignment, strategy, and communication.

Here’s what I consider as we shape your offer:

  • Your comfort zone

  • Seller’s preferred timeline

  • Any terms that may matter more than price

  • Competition, if any

  • Your financing + strengths as buyers

  • How to present clean, compelling terms without unnecessary risk


The goal isn’t to stretch your budget.The goal is to craft an offer that feels thoughtful, complete, and easy for the seller to say “yes” to.


Communication with the listing agent matters

This is one of the biggest differentiators in the way I negotiate. Before you ever sign anything, I reach out to the listing agent to understand:

  • what’s most important to the seller

  • how quickly they want to move

  • whether there are any terms that would strengthen our offer

  • what details might make your offer stand out without raising the price

  • the tone, responsiveness, and expectations on their side


Most agents never make this call, but this is often where we gain the most traction.A seller’s agent who feels respected, informed, and supported is far more likely to advocate for your offer — and that advocacy can make all the difference.


Writing an offer in a competitive situation

In some price points and neighborhoods, multiple offers are still common. That’s nothing to panic about. It simply means we’re intentional. Here’s how we approach it:

  • We identify the seller’s priorities

  • We offer a clean, complete package

  • We highlight your strengths as buyers

  • We stay flexible where it makes sense

  • We avoid unnecessary risk or pressure

  • And we strengthen the offer strategically without increasing the price


Being competitive isn’t about being the highest, it’s about being the offer that gives the seller the most confidence and the fewest unknowns.


Understanding contingencies

Contingencies protect you, and I walk you through each one so you know how they work and when they matter most. These may include:

  • inspection

  • appraisal

  • loan

  • disclosure review

  • sale of your current home (if needed)


You’ll always understand what’s standard, what’s negotiable, and what keeps you safe.My approach is to protect your interests without hindering your ability to compete.


What happens after we submit

Once the offer is signed and sent, I stay in close communication with the listing agent. I confirm receipt, check for questions, clarify any details, and keep you updated every step of the way. If the seller wants to counter, I’ll walk you through the options and help you respond in a way that feels aligned with your goals. Whether we win the home or decide to keep looking, you’ll never be left in the dark.
