Once your offer is accepted, Inspection Day is one of the most important, and eye-opening — moments in the buying process. Whether you’re a first-time buyer or it’s been a while since you purchased a home, the inspection is your chance to understand the property more clearly before moving forward. Think of it as a deep dive into the home’s true condition, a moment where information becomes power, and clarity becomes confidence. Here’s what most buyers experience on inspection day, and how I help you make the most of it.


What a Home Inspection Actually Is

A home inspection is a detailed, visual review of the property conducted by a licensed professional. They look at the major systems, safety items, and structural components of the home, including:

  • Roof and attic

  • HVAC systems

  • Plumbing

  • Electrical

  • Water heater

  • Foundation

  • Exterior grading and drainage

  • General interior and exterior condition


Their job isn’t to “pass” or “fail” the home, it’s to identify issues, potential concerns, and maintenance items so you can make informed decisions.


Should You Attend the Inspection?

Yes — and I’ll be there with you.


You don’t need to hover over the inspector the entire time. In fact, most inspectors prefer to work uninterrupted and then walk us through everything at the end. That walkthrough is incredibly valuable: you’ll see issues firsthand, understand what’s urgent (and what’s simply normal homeowner maintenance), and get professional recommendations.


How Long Does It Take?

Most standard home inspections take 2–3 hours, depending on size and condition. During that time, I stay in close communication, and when it’s time for the walkthrough, we’ll review the findings together.


What You’ll Walk Away With

You’ll receive a written inspection report, usually the next day, that includes:

  • Photos

  • Descriptions

  • Recommendations

  • “Action items” and safety issues

  • Maintenance suggestions


I’ll help you break it all down so you know what’s routine, what’s common, what’s important, and what might need further evaluation.


Your Decision After the Inspection

Once we understand the findings, we’ll talk strategy:

  • Do we move forward as-is?

  • Do we request repairs?

  • Do we request a credit?

  • Do we bring in a specialist (roofing, plumbing, HVAC, pest, etc.)?

  • Or, in rare cases, do we step back and cancel within your contingency period?


You are never left to figure this out alone — I walk you through every option calmly and clearly.


A Quick Note for First-Time Buyers

Almost every inspection report looks long, even on a great home.Inspectors document everything, including items that are common for the home’s age.

A long report does not mean a bad house. It simply means the inspector is doing their job thoroughly.
